1. Acceptance of Terms

By accessing or using ShelterIQ, a SEN Real Investment LLC company ("the Service"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, do not use the Service.

2. Description of Service

ShelterIQ is a home maintenance planning and tracking platform operated by SEN Real Investment LLC. The Service provides personalized maintenance schedules, task management, optional Google Calendar integration, and general home-service price guide content. It uses artificial intelligence (Google Gemini) to generate maintenance recommendations based on your home's characteristics, age, and local climate zone.

3. User Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials and for all activity under your account. You must be at least 18 years old to use the Service.

4. User Data & Ownership

You retain ownership of all data you provide to the Service, including home information, maintenance records, and personal details. We use this data solely to provide and improve the Service as described in our Privacy Policy. You may delete your account and all associated data at any time from Settings.

5. AI-Generated Content

Maintenance recommendations, average price guides, and DIY instructions are provided for informational purposes only. They do not constitute professional advice or binding quotes. Recommendations may not account for all factors specific to your home, scope, or local market. Always consult qualified professionals for critical home maintenance decisions, especially those involving safety, structural integrity, or major systems.

6. Google Calendar Integration

ShelterIQ offers optional integration with Google Calendar to sync maintenance task due dates. When you connect your calendar, we create and update calendar events for your maintenance schedule. We only write events — we do not read or access your existing calendar data. You can disconnect this integration at any time from Settings.

7. Payments & Subscriptions

ShelterIQ offers a free first year for your primary home. After the free year, your primary home renews at either $3/month or $30/year, depending on the plan you choose. Additional homes are billed at $9/month each. Payments are processed securely by Stripe. Subscriptions renew automatically and can be managed or canceled at any time through the Stripe billing portal accessible from Settings. Refunds are handled on a case-by-case basis. Pricing is subject to change with 30 days' notice.

8. Limitation of Liability

ShelterIQ is provided "as is" without warranties of any kind, express or implied. We are not liable for any damages arising from your use of the Service, including but not limited to property damage, personal injury, or financial loss resulting from following maintenance recommendations or relying on general price guide content. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim.

9. Termination

You may delete your account at any time from Settings. We reserve the right to suspend or terminate accounts that violate these terms, engage in abusive behavior, or attempt to interfere with the Service. Upon termination, your data will be deleted in accordance with our Privacy Policy.

10. Governing Law

These Terms shall be governed by the laws of the Commonwealth of Virginia, United States, without regard to conflict of law provisions. Any disputes shall be resolved in the courts of Virginia. ShelterIQ is operated by SEN Real Investment LLC.

11. Changes to Terms

We may update these terms from time to time. We will notify you of material changes via email or in-app notification. Continued use of the Service after changes constitutes acceptance of the updated terms.
